Buyers who are getting discouraged by the news about how housing inventory is causing multiple offers/bidding wars, etc. will be happy to hear that in Sudbury MA the number of single-family homes for sale is higher than it was last year at this time; there are 83 for sale compared with just 60 last year.

And, the median list price is a bit lower. List prices for single-family properties range from $330,000 to $3,495,500; the median list prices $899,000; the average is $958,730. The average time on market is 114 days; last year it was 144 days. Buyers are acting more quickly.

If you are home buyer who can afford $900K plus, Sudbury is the place for you! There are 12 single-family homes listed from 900K to $999,999 that have been on the market for an average of 124 days. And, the $1 million to $1,499,999 range has 24 luxury properties to choose from. The average time on the market for these homes is 165 days. I am getting calls and emails from listing agents everyday saying "bring offers!". Overall, there have been 24 price reductions on 23 properties; this is the way sellers who really want to sell communicate that fact to buyers.

Don't get the wrong impression; there is plenty of activity in the current real estate market in Sudbury. There are 39 properties with accepted offers that are being shown for back-up offers only; ad there are 26 that are under agreement. Many of these houses had offers within just a few days. One thing buyers can be sure of is that if you like the house, someone else probably will too! Be prepared to move quickly and made your best faith effort.
