Happy Home Buyers Closed in June - Pine Lakes Sudbury

Lots of happy home buyers and sellers in Sudbury during June! There were 38 closed sales of single-family homes in June 2015 up from 29 in June 2014; a 31% increase. The median sale price of $678,500 was approximately 2.8% higher than the median sale price of $666,000 in June 2014.

Single-family home sales for the second quarter and for the first half of 2015 were also up! There were 67 single family homes sold during the second quarter - up 13.5% from Q2 2014; and 102 sold for the first half of 2015 - up from 78 for the same period in 2014; an increase of approximately 30%.

Condominium sales were also up from last year mostly as a result of more new construction townhouses on the market. There were 7 closed sales of condominiums in Sudbury during June, up from 4 in June 2014. The median sale price was $702,516 compared with $634,500 in June 2014.

Currently there are 74 single-family properties for sale in Sudbury. List prices range from $369,9000 to $3,450,000. The median list price is $894,000; the median list price on 8-3-2014 was $896,500. The price range with the most homes for sale continues to be one million to $1,499,999; there are 24 properties for sale. Luxury home buyers have many excellent choices in Sudbury with the average days on the market for that price range at 138 days some sellers may be motivated to make a deal! There are currently 22 single-family homes with sales pending and 23 that have accepted offers and are still "active" until contingencies are fulfilled.
