Sudbury Housing Market Update - More Choices in Luxury Market

Welcome to the Sudbury MA real estate market conditions report for October 2010.

Overall there are 143 single family homes for sale in Sudbury; there were 134 last year at this time. The range with the most homes for sale continues to be the $1 million to $1,500,000 - there are 30 homes in this price range; last year there were 28 - lots of good opportunities for luxury home buyers in Sudbury.

Recent activity shows there are 17 properties with accepted offers that are still considered "active" listings and are being shown for backup offers until contingencies are met. There are 20 with sales pending.

Current list prices for single family homes range from $184,900 to $4,500,000; the median price is $850,000; last year at this time it was $869,000. The average list price is $1,012,496 compared with $1,109,846. The average time on the market is 173 days; last year it was 191 days. As with inventory, time on the market varies by price ranges.

There were 14 closed sales during September 2010 compared with 15 during the previous September; the median sale price was $701,000, up from a year ago when the median was $665,000. The average sale prices was $724,071, up from $669,444 during September 2009; and the average time on the market was 185 days. Year to date, as of September 30, there have been 129 single family homes sold in Sudbury; up from 120 during the first nine months of 2009. Median and average prices were approximately 20K higher than for the same period last year.

Interest rates are the lowest in decades, so it's a great time for buyers and sellers to make a move.
