Here is the latest market information for Deer Hedge Run, Apple Ridge, and Oak Ridge, three established townhouse condominium developments in Maynard. The data is for the six month period ending on 8/14/2013. Six months is the period of time that lender/bank appraisers use for new purchase mortgages and refinancing.

Deer Hedge Run

There were 5 closed sales at Deer Hedge Run during the past 6 months. Sale prices ranged from $183,950 (non-MLS listing) to $242,000 for a townhouse that sold in June for $195,000 that was 2 finished levels. The new owner finished the third floor loft and flipped it for $242,000. The average price was $213,190. Last year for the same period the average sale price at Deer Hedge Run $199,275.

Currently, there are 3 townhouses listed for sale. List prices range from $219,500 to $249,000. Two of these units already have accepted offers with contingencies so really there is only one that is fully active; that is that is listed for $249,000.

Deer Hedge Run is conveniently located off Route 62 in Maynard, near the Acton, Concord, Sudbury line, just minutes from Routes 117 and Route 2. There was one closed sales during the past six months; a unit that had four finished levels and was completely updated with high-end finishes sold for $285,000. Last year there were no closed sales at Apple Ridge for the same 6 months. Currently, there are 2 units with sales pending.

Oak Ridge

Welcome to the Market Conditions report for Sudbury MA. Market conditions in Sudbury continue to be mixed. Year-to-date there have been 74 closed sales (single-family homes) up from 52 for the first five months of 2006. The median sale price was also up - $671,500 vs. $588,250, while the average sale price was down - $722,244 vs. $765,686 last year; and the number of days on the market was up substantially - 210 vs. 151. Real Estate Market Conditions - Mayard MA

Here are the current real estate market conditions in Maynard Massachusetts: Compared with last year at this time, the number of homes for sale in Maynard is up; median and averages list price are down, and time on the market is up. All of which is good news for people looking for home-ownership opportunities west of Boston.

Currently, there are 52 single-family homes for sale, up from 46 one year ago. List prices range from $240,000 for a 2 bedroom, 1 bath Colonial style home that needs TLC, to $569,900 for a 9 room, 4 bedroom, 2.5 bath Colonial on a cul-de-sac. The median and average list price is almost the same. $379,000 is the median; $379,733 is the average. Last year at this time, the median list price was $389,900; the average list price was $387,291.

Even with lower asking prices, homes in Maynard are staying on the market more than twice as long as one year ago – 101 days vs. 47, indicating that prices may not have adjusted enough for buyers to step up. We’ve all been hearing about how the sub-prime mortgage market is affecting the overall market especially first-time home buyers with small down-payments. While Maynard has excellent opportunities for this segment of the home-buyers, the tighter mortgage market is starting to take its toll.

Maynard also has some excellent condo/townhouse opportunities including the established communities at Deer Hedge Run, Apple Ridge and Oak Ridge where list prices range from $279,900 to $319,000. As is the case with single-family homes, there are more available 31 vs. 27 last year and market time is up substantially to 169 days from 104 on 5/10/06. However, both median and average list prices are up. Sellers need to adjust their thinking if they want to sell.

Often referred to as ‘the Harvard Square of metrowest” Maynard has lots to offer. With diverse home-styles and settings as well as an active downtown with shops, restaurants, a movie theatre, community theatre, space for artisans, a new library, and a country club there's something just about everyone in Maynard.

The median sale price was also up - $660,000 vs. $615,000, while the average sale price was down - $736,714 vs. $762,778; and the number of days on the market was up substantially – 217 vs. 139.

Sudbury MA Real Estate - Market Conditions Report January 2007

Happy New Year and welcome to the first Sudbury MA Real Estate Market Conditions report for 2007. Well, we’ve all heard the media reports: a decline in both the number of sales and in the median sale price statewide, with an increase in the number of homes available and the time on the market.

Market conditions for real estate in Sudbury are in line with the rest of Massachusetts, as follows: there were 188 single-family homes sold compared with 227 in 2005, minus 17%. The median sale price was $675,000 vs. $745,000; minus 9.3%. There were 404 listing contracts signed; 216 price adjustments/reductions compared with 355 listing contracts in 2005 and 172 price adjustments. The average time on the market increased from 116 days in 2005 to 134 days in 206.

Currently, there are 119 single-family homes on the market in Sudbury up from 79 on 1/2/2006. List prices range from $322,500 to $2,199,000. Both median and average list prices are down – the median is $799,900 vs. $879,900 one year ago; and the average is $953,577 last year. Current average time on the market is 214 days vs. 171 last year. It is difficult to understand why the current median list price is still so much higher than the median sale price – sellers need to get realistic.

Have prices adjusted enough for the market to absorb the excess inventory or will prices continue to adjust downward? Some experts predict further adjustments, most are saying that prices will remain flat for most of the year, but are concerned that interest rates will go back up again, eroding purchasing power especially for first-time buyers. Who really knows? What we do know is that people always need places to live and they can’t and shouldn’t put their lives on hold indefinitely trying to time the real estate market. The only way to know when the market has hit bottom is after it starts going up again, and then you’ve missed the boat!

So, if you’re ready to move – your family is growing, you’re ready to down-size or make your life easier, maybe you have new job, just got a great bonus or promotion, are combining households with someone special… all good things, then take advantage of the excellent choices available along with current low interest rates. If you have to sell a home before you can buy, price it correctly – it doesn’t matter what your neighbor sold for, that market is over.

And buyers, since most sellers are reluctant to adjust their prices, they think it reflects poorly on their homes, don’t be afraid to find a buyer agent who knows the market and can help you structure an offer. Negotiations are going to more important than ever this year, so get some help and let's get moving!

Marilyn Messenger Speaks to Sudbury Villagers - November 2, 2006

Sudbury MA, November 2, 2006 -- It was great fun presenting "Where to go and how to get there" to a group of about 35 attendees at the monthly of the Sudbury Villagers - a social club made up of women in town, mostly Seniors who have lived in their homes for many years, some for decades.

The group was very interested to hear about housing options in town, what the market is doing, what they need to do to get their homes ready to sell. I spoke about watching out for fraud - seniors are such a target audience these days; environmental/EPA factors - lead, radon, carbon-monoxide, Title V. Financing was something most hadn't considered - most assumed they would sell their homes and pay cash - I suggested that may not be the best option, depending on taxes, how much cash they need on hand...lots of factors to consider, no one-size fits all. And finally, while everyone knows that when the sell a house they hire a real estate agent to represent them, most people still don't realize that as buyers, they can and should also have a buyer agent/broker represent them. And, especially with new contruction to help them to not ovr-buy!

The attendees asked some thoughtful questions, and everyone left feeling like they learned something. Hopefully, the information will help reduce some of the stress that happens during the process. My biggest point was being prepared will make things easier!

Real Estate Sales/Prices - West of Boston vs. Statewide

Sudbury Massachusetts -- Yesterday, The Boston Globe newspaper reported that the average number of single family homes sold in Massachusetts during the month of August dropped by 21.6% compared to August of 2005. And, the average median sale price for the state dropped 6.1% compared to August 2005.

West of Boston, in Sudbury, Wayland, and Weston the changes were even more dramatic! In Sudbury the number of homes sold was down by 20.8% and the median sale price for the month, $760,000, was 15.78% less than the August 2005 median of $880,000.

In Wayland, there were only 14 closed sales for the month compared to 25 in August 2005, a 36% drop and the median sale prices was down by 14%, $625,000 vs. $727,500 in August 2005. While Weston's median sale price for August this year was actually up 30% - $1,595,000 compared to $1,225,000 the median for August 2005, the number of closed sales was down 20%.

Statistics are interesting, but yesterday's information can't predict the future. It is unfortunate that the media continues to publish data that is almost a month old - September's numbers will be available in a few days and they are just reporting on August. Furthermore, closed sales in August reflect decisions that were made in May, June, and July -- it can take 30 to 90 days for escrow to close. Go back 30 to 90 days -- the economy was different - gas prices were higher, interest rates were higher, unemployment was higher and does anyone remember what the Dow closed at 2 months ago? Does it really matter?

My advice is get on with your life! If you need to move, do it - don't wait until the media tells you it's a good time - by then it will be too late! So many of the benefits of home-ownership are priceless Find yourself a good real estate buyer broker to help you sort through all of the inventory - you'll never do it looking at pictures on the Internet yourself there are just too many, and let your agent negotiate! It may take some time and effort, but it will be worth it. While everyone is putting their lives on hold trying to time the market, you'll be settled in your new home!
