Sudbury MA Market Conditions - Closed Sales and Prices Up Substantially!

Welcome to the Sudbury MA real estate market conditions report for April 2010.

The overall supply of single family homes for sale in Sudbury is slightly higher than last year at this time - 122 homes compared with 118; however, the only price range with more homes on the market is $1 million to $1,499,999 - there are 35 compared with 26 at this time last year; inventory is down is all other ranges. 22 of the "active" listings have accepted offers and are being shown until contingencies are met. There are also 12 homes with sales pending.

Current list prices for single family homes range from $219,999 to $3,195,000. Both the median and the average list price is down from last year at this time - the median is $882,200 vs. $905,000; the average is $1,032,393 vs. $1,146,136 last year. The average list price for homes with accepted offers is $749,900. The average list price for homes with sales pending is $555,223. The average days on the market is up - 196 compared with 177 days last year.

March 2010 closed sales were up substantially over March 2009 - there were 10 closed sales compared to just 4 in March 2009. Median and average sale prices were also up substantially; the March 2010 median sale price was $621,250 compared with $479,450 during March 2009; the average sale price during March 2010 was $701,450 compared with $493,225 during March 2009.

Interest rates are still low, the $8,000 first time buyer credit has been extended; and, there is a $6,500 credit for many existing home owners.
